Setbacks for plots

(Note that setbacks for usually pre-defined in plotting and the same shall be applicable irrespective of present byelaws)

  • For plot sizes above 50 and upto 150, minimum 4 sqm open to sky space with minimum 2.5m length compulsory for light and ventilation.
  • 40 % of back setback can be constructed upto 7m height, however, in corner plots the same can be used only after leaving side setback. Stilt floor is allowed for plots above 500 sqm and in such cases 40% of setback shall not be constructed.
  • In new subdivisions, corner plots shall leave side setback equal to front setback. In other areas where setback is not defined, corner plots upto 300 sqm size shall leave 1.5m side setback and plots of size above 300sqm shall leave side setback as per table.

 

Exemptions :

  • Maximum 1.5m wide projection of roof slab allowed, which shall not be more than 50% of setback and/or 10% of total open area.
  • Maximum 3m wide and 6m length porch with no construction above;
  • Maximum 6 sqm pergola, with 40% open and minimum height 2.2m.

Maximum height of the building shall be 10.5m in plots without stilt parking (i.e. 3 floors) and 15m in plots with stilt parking (i.e. stilt+4 floors).

For plotted developments, stilt+4 floors (only if plot situated at minimum 9m wide road):

  • Upto maximum 12 units allowed with each unit of minimum 60 sqm area
  • Car Parking for each unit, 1 ECS for units upto 100sqm, 2 ECS for 100-200 sqm, and additional 1 ECS for each 100 sqm.

For plotted developments, without stilt:

  • Maximum 1 unit allowed in plots upto 50sqm, 2 units allowed in plots from 50sqm upto 200sqm, 3 units allowed in plots from 200sqm upto 300sqm, 4 units allowed in plots from 300sqm upto 500sqm, Above 500 sqm upto 2000 sqm 1 additional unit per 150 sqm plot area upto maximum of 6 units.

  1. We have 165,62 sqm plot in surya nagar, ghaziabad. Can we construct stilt parking? if yes, then how many floors can be constructed with the stilt parking?

    1. The provision of stilt + 4 floors is there for plots exceeding 150 sqm. However, to our information, this has not yet been allowed in most areas except Vaishali and Kaushambi. For Surya Nagar, you can get maximum 3 floors without stilt..as per current stance of GDA.

  2. We have 335 sq meter plot in surya nagar, ghaziabad, u.p.can we make stilt parking?how many units can we make with stilt parking?
    If we dont make stilt parking how many units we can make on this plot?

    1. For 335 sqm plot in Surya Nagar, you can construct 577.5 sqm (covered area) with maximum 4 units. The stilt parking area is included in this calculation.
      A notification dated 9th September 2014 allowed Stilt + 4 floors (Maximum 12 units) applicable on plots fulfilling specific conditions. However, in our knowledge the same is yet not applied as one of the conditions is acceptance from GDA and other plot owners in that row. We suggest discussing the same with GDA, before finalizing anything.
