Setbacks for plots

(Note that setbacks for usually pre-defined in plotting and the same shall be applicable irrespective of present byelaws)

  • 40 % of back setback can be constructed upto 7m height, however, in corner plots the same can be used only after leaving side setback. Stilt floor is allowed for plots above 500 sqm and in such cases 40% of setback shall not be constructed.
  • In new subdivisions, corner plots shall leave side setback equal to front setback. In other areas where setback is not defined, corner plots upto 300 sqm size shall leave 1.5m side setback and plots of size above 300sqm shall leave side setback as per table.

 

Exemptions :

  • Maximum 1.0m wide projection of roof slab allowed, which shall not be more than 50% of setback.
  • Maximum 3m wide and 6m length porch with columns over driveway with no construction above;
  • Maximum 6 sqm pergola, with 40% open and minimum height 2.2m.

FAR and ground coverage shall be calculated in telescopic way from 1 level below. For example, ground coverage for a plot of 360 sqm = ground coverage of 100sqm @ 75 + ground coverage of next 200 sqm @ 65 + ground coverage of rest @ 55 = 100 x 0.75 + 200 x 0.65 + 60 x 0.55 = 238 sqm.

Height:

Maximum height of the building shall be 10.5m in plots without stilt parking (i.e. 3 floors) and 12.5m in plots with stilt parking (i.e. stilt+3 floors).

On condition that height of building is less than 1.5 times total of front setback + road width, for plots situated on lesser than 30m front road width.

Exemptions in height:

  • Water tank upto height of 2.0m
  • Temporary solar energy installations, HVAC equipment, Lift room upto 4.5m height
  • Service installations, staircase mumty upto 3.0m height
  • Parapet wall, ornamental elements upto 1.5m height
  • On condition that all these installations including Barsati do not cover more than 1/3rd of roof

Density: For density and population calculations : 5 persons per unit,

  • For plotted developments, Maximum 1 unit allowed in plots upto 50sqm, 2 units allowed in plots from 50sqm upto 200sqm, 3 units allowed in plots from 200sqm upto 300sqm, 4 units allowed in plots from 300sqm upto 500sqm, Above 500 sqm(situated on 12m or above width road), 1 additional unit per 200 sqm plot area upto maximum of 12 units. Above 4 units, 10% of circle rate is chargeable on covered area. Plots cannot be combined in Planned colonies under this scheme. Parking shall be provided as per group housing byelaws.
